How do my BrokerBay showings get into Gable?
Add your Gable address as a contact on each listing in BrokerBay. BrokerBay then emails Gable every booking, confirmation, cancellation, denial and time change, and they land on the listing. Buyer feedback does not come this way: you add it by hand (below).
Outlook and Microsoft 365 calendars are not available on your account. Your dates land in Google Calendar.
Find your Gable address
Your account has one private address for this. Copy it from Settings > REALTOR.ca and showings inbox, on the Your listing activity address card. The listing's Showing activity tab links there; it does not print the address, so a screen you share with a client never shows it.
Steps, once per listing, in BrokerBay
- 1In BrokerBay, open the listing and choose Add Contact.
- 2Name it Gable, choose the Concierge contact type, and paste your Gable address into Email.
- 3Tick Send Emails, then the five notification boxes: Booked, Confirmed, Cancelled, Denied and Time Change. Save enables once at least one is ticked.
- 4Leave Must Call and Hold Showings in Queue off.
No phone number is needed for the contact, including on listings set to auto-confirm.
The same address works on every listing: Gable matches each email to the right listing by its street address. BrokerBay's account default Listing Contacts only takes agents at your brokerage, so Gable has to be added on each listing.
Buyer feedback
A Concierge contact gets no feedback notification in BrokerBay, so buyer feedback does not arrive in Gable automatically. When a buyer's agent sends you feedback, open the showing on the listing and press Feedback to add it. It stays hidden from your seller until you press Show to seller.
Once BrokerBay sends its first email, Showing notifications on the listing changes from "Not set up" to a line with the date of the last one.
What Gable does with each email
- Requests and confirmations become a showing on the listing, with the date, time and buyer agent.
- Cancellations and denials mark the showing cancelled. Time changes move it.
- Showings go onto your connected calendar too.
- If the same showing is on the listing twice, with the same date, start time, buyer agent and brokerage, Gable tells you and asks: Delete the copy, Merge the two into one, or Keep both. Nothing is removed until you choose. The same agent at a different time is a second showing, not a copy.
- The email is matched to your listing by its street address. A showing you booked on someone else's listing as a buyer agent is ignored.
Note: feedback stays with you until you decide. On the showing, press Show to seller to share it in their portal and reports, or Hide from seller to take it back.
Why not a forwarding rule in Gmail or Outlook
Gable reads the email exactly as BrokerBay sends it. A message you forward by hand arrives with "Fwd:" in the subject and is ignored, and Gmail's automatic forwarding asks the receiving address to confirm a code nobody reads. Adding Gable as a BrokerBay contact needs nothing in your mailbox.
If that doesn't work
- If Showing notifications still says "Not set up" after a booking, check the address in BrokerBay was pasted exactly, and that Send Emails is ticked for that listing.
- ShowingTime, Touchbase and other showing services are not read yet. Add those showings by hand with Add showing on the listing.
- If an active listing has had no showing email three days after it listed, Gable sends you a notification. If you get it and you did set BrokerBay up, open Chat with Support with the listing address. Or email support@getgable.ca.
- If a listing has had showing email before but none for three days, Gable tells you the date of the last one. That is right if nothing was booked; if something was, check the listing's contacts in BrokerBay.
