Your seller’s view, sample data

From listing to closing, one portal your sellers actually open.

Deal summaries drafted from your agreement for you to confirm, conditions and deposits counted down, BrokerBay showings and REALTOR.ca views in on their own.

“Can you send me an update on the house?”

Every stat your seller asks about, in one place.

REALTOR.ca listing views, social media views from your own posts, showings and the feedback you choose to share, gathered through the week into one report. You read it, change a word if you want, and share it to their portal.

Views, feedback, and the listings they’re up against

Your seller already sees their REALTOR.ca views, social views and the feedback you choose to share. Now they see the comparable listings you picked, and what those listings are doing.

  • One link, everything about their sale
  • List prices and price moves on the comparables you picked
  • Easier price conversations, backed by what the market is showing

The hardest part of a listing is the silence between showings.

“Any news?”

The text that arrives when a seller has not heard from you in a few days, however hard you have been working.

Their portal already answers it.

The Sunday night update

Showings, feedback and the week’s news, gathered by hand from four places and typed into an email.

Gable drafts it for you to check.

The date in your head

Financing, inspection, deposit and closing, each with its own deadline, across every deal at once.

Every one counts down to the day.

“Did they like the basement?”

The feedback and the views, on the right listing.

Bookings come in from BrokerBay and views from your REALTOR.ca Listing Statistics report, every week. Add the buyer agent’s feedback to the showing and choose what your seller sees. Your own Facebook and Instagram posts about the listing count their views too.
Social media exposure in the seller's portal, from sample data: the agent's Facebook and Instagram posts about the listing, each with the people reached, views and engagements.

Connects to the tools you already use.

Showings and views come in by themselves, and every date goes out to your calendar. Each connection reaches your account and nothing else.

How each one syncs

Comes in on its own

What you would otherwise copy by hand.

  • REALTOR.ca listing statistics

Views and saves for each listing, every week.

  • BrokerBay

Bookings and buyer feedback, on the right listing.

  • YouTube

Views on a listing’s video, from its link.

Goes out on its own

Every date where you already look.

  • Google Calendar

Closings, conditions, showings and open houses.

Works both ways

Your own assistant and tools, on your deals.

  • Claude

Ask about your deals, or log a showing, from Claude.

  • ChatGPT and other assistants

Any assistant that supports MCP connectors.

  • The Gable API

Your own tools, with a key you can revoke.

“So what happens next?”

A portal your seller actually reads.

The feedback you share, this week’s views, the step they are on and what comes next, under your name and your branding. The “any news?” texts stop.
See client portals

Watch the competition for your seller

Pick the comparable active listings near your seller’s home. Gable tracks their price drops and status changes, and your seller sees them in their portal.

  • You choose the comparables your seller sees, Gable keeps watch
  • Price drops and status changes show up on their own
  • A map with a price pin for each comparable

Plus transaction management built in.

Tasks, conditions, deadlines and deal margin, on every listing and buyer deal. The transaction management sits behind the seller’s portal, so what you do on the deal is what your client sees.

Upload the agreement of purchase and sale. Gable drafts the deal summary from your agreement for you to review and confirm.

“Did that listing even make money?”

What each deal actually made.

The commission, every cost you file to the deal and the net, worked out as you go. You see what a listing left you before it closes, and what one cost you when it did not.
See deal margins
Costs and margin on a listing in Gable, from sample data: net if it closes $19,085, a margin of 97 percent of the commission before any brokerage split, and the two costs filed to the deal.

“Is financing due Tuesday or Wednesday?”

Conditions, counted down.

Financing, inspection, deposit and closing, each with its own date. Every one counts down to the day, the deposit shows when it is in, and every date lands on your Google calendar.
Conditions on a deal in Gable, from sample data: inspection and financing, each with its deadline and the days left, and how many are waived.
Transaction details in Gable, from sample data: sale price, commission, a deposit marked received with its due and received dates, closing and the irrevocable date.

“What am I forgetting today?”

Your whole day, before your coffee.

Every task from every deal on one list, overdue first, each with its stage and its client. The roadmap behind each one comes from your own templates, so a new listing starts with every step already on it.
See tasks and deadlines
The To do list in Gable, from sample data: transaction tasks across listings and buyer deals, overdue first, each with its stage.

“What do we do after the offer?”

Your buyer gets a client portal too.

From the accepted offer to closing, your buyer sees where the deal stands, their conditions and key dates, and who is on their team, under your name.

“What was the closing date on Linden again?”

Ask, or just say what happened.

Ask Gable about any deal, or tell it about a showing. It checks with you before it saves.

Questions agents ask first.

Do I need MLS® access to use Gable?

No. Gable works from the links you paste: your listing’s REALTOR.ca statistics link for its views, and the public listing links of the comparables you pick. There is no MLS feed to connect.

Does Gable do transaction management?

Yes. Every listing and buyer deal gets its tasks, conditions, deadlines and key dates, its deal margin and its shared documents in one place. It works beside your brokerage’s own compliance and document system, not instead of it.

Can I use Gable where I work?

The waitlist is open wherever you work, and it asks where that is. When Gable opens, signup asks too, and tells you whether your account can start straight away.

Is Gable a CRM?

No. Gable starts when a deal does: a listing, or a buyer’s accepted offer. It runs the roadmap, the deadlines, the updates your clients see and what the deal made. Your leads stay in your CRM, and a CRM that can send a webhook can create a deal in Gable through the API.

Does it replace ChatGPT or Claude?

It does not need to. Ask Gable is built in and answers from your own deals. If you already use Claude or ChatGPT, you can connect it to your account and work your deals from there too.

Can my sellers see everything?

No. Your notes and the tasks you keep for yourself never appear in the portal. A seller sees their own roadmap, their listing’s showings and numbers, and each weekly report, under your name and your branding.

When does Gable open?

Gable opens soon. Join the waitlist and we’ll email you when it does.

Comparable listings

Where do the comparable listings come from?

You add comparable active listings by pasting their public listing links, and Gable keeps an eye on price and status changes. You choose which ones to track for each seller.

Do I pick them, or does Gable?

You do. You add the comparables that make sense for your seller’s home, and you can change them at any time. Gable keeps track of their list price and status from there.

Can my seller see them?

Yes. The comparables you pick show in your seller’s portal and in their weekly update report, including each list price, price drops and status changes.

Can I hide a comparable from my seller?

Yes. You choose which comparable listings your seller sees, and you can hide any of them.

Does it include sold prices?

No. Gable tracks active listings you pick and shows how they change while they’re on the market.
