How do I add a buyer deal?
On a computer, open Transactions and press Add buyer, next to Add listing.
Steps
- 1In the sidebar, open Transactions and press Add buyer. A panel titled New buyer opens.
- 2Fill in Buyer name, Email and Property address. All three are required. City, Purchase price, Closing date, Commission %, Property type and Source are optional. A Property type keeps condo tasks, like the status certificate, off a freehold purchase.
- 3Set Status to Conditionally accepted, Pending or Closed.
- 4Press Create buyer. You land on the buyer's page, with the buyer roadmap and its tasks in place.
Note: add a buyer once they have an accepted offer. The buyer side of Gable runs from accepted offer to closing, so there is no status for a buyer who is still searching. See When should I add a buyer?.
Why the email is required
- It is how your buyer signs in to their own page, which shows their conditions, key dates and the documents you share. See How do I invite a buyer?.
- The address is how the deal is named everywhere in Gable.
On a phone or a narrow window
- The two buttons only show on a wide screen. On a phone or a narrow window, press the round Add button, then Buyer. See Can I add deals from my phone?.
- You can also open search with Cmd K (Ctrl K on Windows) and choose New buyer deal.
If that doesn't work
- You do not see Add buyer: widen the window, or use the round Add button.
- You see "That closing date has already passed.": a deal that is not closed needs a closing date from today on. If the purchase has closed, set Status to Closed.
- The panel says your plan is full: buyer deals count toward your plan while Conditionally accepted or Pending. You can still add a Closed deal for your records. See Do buyer deals count toward my plan?.
