When should I add a buyer?

Add a buyer deal once their offer is accepted. A buyer deal in Gable runs from the accepted offer to closing: the conditions, the deposit, the key dates, the appointments and the documents. The house hunt before that is not tracked here.

Pick the right status

  • Conditionally accepted: the offer is accepted with conditions still to clear. This is where most buyer deals start.
  • Pending: the deal is firm, with every condition waived or met.
  • Closed: a purchase that has already closed, added for your records.

Add the deal

  1. 1On a computer, open Transactions and press Add buyer. The New buyer form opens.
  2. 2Fill in Buyer name and Email. The email is required: it is how your buyer signs in to their portal.
  3. 3Fill in Property address, City, Purchase price and Closing date. On a deal that is not closed, the closing date has to be today or later.
  4. 4Pick the Property type if you know it. Condo paperwork, like the status certificate, only goes on a condo's roadmap, so a freehold purchase does not get condo tasks.
  5. 5Choose the Status, then press Create buyer.

On a phone, press Add on Transactions, choose Buyer, fill in the form and press Add buyer.

After you add it

  • The buyer roadmap builds the deal's tasks.
  • Enter conditions, the deposit and dates on the deal page, so they show in your buyer's portal.
  • When the last condition is cleared, press Mark pending on the deal.
  • When it closes, or falls through, use the Status menu on the deal: Closed, Terminated or Archive. Undo puts it back if you picked the wrong one.

Note: Only conditionally accepted and pending deals count toward your plan. A closed deal added as history does not. See Do buyer deals count toward my plan?.

If that doesn't work

  • You see "That closing date has already passed.": a deal that has not closed needs a closing date from today on. If it has already closed, set Status to Closed.
  • You cannot create the deal because your plan is full: see Do buyer deals count toward my plan?.
