Beacon is seller report software for listing agents. It builds a weekly AI report with portal views, showings, social metrics and comps, and its own site calls it "seller-side only." Gable covers the seller report too, then keeps going: a seller portal, a buyer portal from accepted offer to closing, transaction tasks and deadlines, and Social Studio, which drafts and posts your listing content to Facebook, Instagram and LinkedIn. Both publish prices from $99 a month.
What is the short answer?
- Choose Beacon if all you need is a weekly seller report, you use Aligned Showings, or you want Beacon's Agent Portfolio for listing appointments.
- Choose Gable if you want the seller report plus a portal for every seller and buyer, a task roadmap and deadlines for each deal, and listing posts published from the same place.
- Compare the trials with one real listing. Gable gives you 14 days with no card. Beacon offers 7 days.
What is each tool built for?
Beacon describes itself as "AI-powered seller report software for real estate listing agents. One listing address in, a weekly seller-ready report out." Its reports page lists an AI executive summary, comps and local market context, social media metrics from Facebook and Instagram, website tracking across Zillow, Redfin, Homes.com and more, a drag-and-drop editor, PDF export, Playbooks of listing tasks and an embedded seller sentiment survey. Its seller report software guide says plainly: "Beacon is seller-side only."
Gable is built for every client after signing. It covers weekly seller reports, a seller portal, a buyer portal from accepted offer to closing, task roadmaps with contingency and closing deadlines, deal margins and Social Studio for listing posts. It does not capture or route leads.
How does each handle seller reports?
Gable. Each active listing gets a weekly report your seller opens in their portal from one private link, with no app and no password. Views come from the ListTrac emails you forward, with the public counts on the listing's own pages filling any gap. Each figure is counted in one place, so the report, the portal and your own screen agree, and a week with nothing measured never shows as a zero. The note at the top is drafted from what happened that week, and you can change a word or write it yourself.
Beacon. You enter a listing address and Beacon pulls portal views, comps, social metrics and showing activity into a branded report with an AI executive summary. It refreshes weekly, drafts the seller email and can be shared as a link or a PDF. Beacon's own guide notes that it "does not send the report by itself yet," so a person clicks send.
Where Beacon is strong: one-click PDF export, a drag-and-drop editor for every section, and a one-tap seller sentiment survey with a team view across listings. Gable does not offer a sentiment survey today.

How do showings and feedback compare?
Both bring showings in automatically.
Gable. BrokerBay showings come in automatically, and you type in their feedback. For US agents, ShowingTime showings and feedback come in automatically too. You can log any other showing and its feedback by hand in a few taps. You choose which feedback the seller sees, and the words of feedback you keep private never reach the seller. Showings and open houses are added to your Google Calendar.
Beacon. Its showings page says it connects to ShowingTime, Aligned Showings and BrokerBay and pulls showing activity, buyer agent feedback and cancellations into every report automatically, with setup in "under two minutes."
In plain terms: both cover BrokerBay, and for US agents both cover ShowingTime. Beacon also lists Aligned Showings. Gable adds manual entry for showings that come from anywhere else, and lets you decide which feedback your seller reads.
How does each handle the buyer side?
Gable. From the accepted offer to closing, your buyer gets their own portal with contingencies and their dates, the deposit and every step to closing day. They sign in from an email link, with no password. Each buyer deal also gets its own task roadmap on your side.
Beacon. Beacon's guide says it "is seller-side only." We did not find a buyer portal or buyer report on the Beacon pages we checked.
How do the transaction tools compare?
Gable. Every listing and buyer deal gets a roadmap of tasks from your own templates the day you add it. Financing, inspection, deposit and closing dates are counted down with a reminder before each one, and closings, contingencies, showings and open houses are added to your Google Calendar. Each morning, everything due across all your deals is on one list. Tick a task off and your client's portal moves on with you, while your private tasks stay with you.
Beacon. Beacon Playbooks load "49 date-relative tasks the moment you add a listing," you can import custom playbooks from a CSV, and sellers see task progress in their report. These are listing marketing tasks. We did not find contingency deadlines, deposits or closing dates on the Beacon pages we checked.
How do they work for teams?
Gable. One person is included on every plan, and each extra person is $35 USD a month, sharing the plan's limit.
Beacon. Every plan includes unlimited team members, and admins can set editing permissions and keep branding consistent. Brokers and team leads can see seller sentiment across all listings.
In plain terms: for a large team on a single listing count, Beacon's unlimited members can cost less. For a solo agent or small team who also wants buyer portals and deadlines, Gable covers more for a similar price.
What else does Beacon offer?
Beacon is strong on winning the listing. Its Agent Portfolio builds a page from your past listing data, with views, career stats and AI-written positioning, to share before an appointment. Its comps tools pull market context automatically, and Beacon Events flag price drops and status changes nearby. Beacon also lists Listing Presentations as coming soon. Gable does not have a portfolio page or a listing presentation tool today.
How does pricing compare?
Both price by how many deals you carry, and both include every feature on every plan, apart from Gable's Social Studio add-on.

|---|---|---|
| Entry | Gable (USD/month): Starter $99, 5 active transactions | Beacon (USD/month): $99, 5 active listings |

An active transaction is a listing on the market or under contract, or a buyer deal from accepted offer to closing. Annual billing is one month free. Beacon's guide says its price is locked for 12 months, and larger teams can ask Beacon about volume pricing. Full Gable details are on the Gable pricing page.
How easy is setup?
Gable. Setup is self-serve with no MLS feed to connect. Paste your listing's public link, forward your ListTrac reports, add Gable as a contact on your BrokerBay listings or send your ShowingTime emails to your Gable address, connect Google Calendar and your social accounts once in Settings, and invite your client from the deal.
Beacon. Beacon says a first report takes under 10 minutes from a listing address, weekly updates take under 2 minutes, and no MLS approval is needed.

Frequently asked questions
Does Beacon post to social media?
On the Beacon pages we checked on October 30, 2026, Beacon tracks social metrics from Facebook and Instagram and matches posts to the listing. We did not find a way to create or publish posts. Gable's Social Studio drafts listing posts and publishes or schedules them to your Facebook Page, Instagram and LinkedIn once you approve.
Does Beacon have a buyer portal?
Beacon's own guide says it "is seller-side only." Gable gives buyers a portal from the accepted offer to closing.
Which has the longer free trial?
Gable's trial is 14 days with no card. Beacon's site lists a 7-day free trial.
Can I use Gable and Beacon together?
You can, but they overlap on the seller report. Most agents will want one place for seller updates so the seller is not reading two reports.
How much does Gable cost in the US?
$99, $149, $179 and $199 USD a month for 5, 10, 20 or unlimited active transactions. Every plan has every feature except Social Studio, which is free for your first year when you join by Feb 1, 2027, then $35 USD a month. One person is included, and each extra person is $35 a month.
