Follow Up Boss is a real estate CRM built around leads: connecting lead sources, routing them, and automating follow-up calls, texts and emails. Gable is built for clients who have already signed, with weekly seller reports, seller and buyer portals and transaction tasks. They do different jobs, so for most agents the question is not which one to pick but whether to run both.
Agents searching for a Follow Up Boss alternative are usually in one of two situations. Some want a different CRM. Others like their CRM and are looking for the part it does not cover, which is usually what the client sees after signing. This comparison is mostly for the second group. If you want a wider look at all-in-one platforms and CRMs, see our Lofty alternatives for listing agents.
What is the short answer?
- Follow Up Boss is for getting leads in, responding fast and following up until they become clients.
- Gable is for after they sign: keeping sellers informed every week, giving buyers a portal through closing, and running each deal's tasks and deadlines.
- If you already use Follow Up Boss, Gable is designed to sit next to it, not replace it.
- If you need a CRM and do not have one, Gable will not fill that gap. It has no lead capture or lead routing.
What does Follow Up Boss do?
Follow Up Boss describes itself as "the real estate operating system" and says it is "More than a CRM." Its site addresses team leads and admins, agents on teams, ISAs and solo agents.
Its pricing page lists these features on the Grow plan:
- "Connect any lead source and website"
- "Customize lead distribution"
- "Organize leads with Smart Lists"
- Automated follow-up with Action Plans
- "Call, text and email directly from FUB"
- "Sync your calendar & email"
- "Report on agent & lead source performance"
- A mobile app, and AI features
The Pro plan adds unlimited calling and texting for all users, team inboxes, call reporting and personalized onboarding. The Platform plan adds "Teams within teams," enhanced onboarding and priority support. The comparison table also lists deal tracking and file storage.
The pricing page and homepage we checked do not mention a client portal or seller reports.
What does Gable do?
Gable is the tool we build. It starts once a client is signed.
- Weekly seller reports. Each active listing gets a weekly report, the US default, built from listing views, showings and feedback, plus a note from you. In the US, views come from ListTrac, with public Zillow and Redfin counts filling in any site ListTrac does not cover. Showings and feedback come in automatically from BrokerBay and ShowingTime, and you can also add showings by hand. Our seller report software comparison covers this in more detail.
- A seller portal. Your seller opens one private link, with no password, and sees their report, showings, the feedback you choose to share and the latest updates.
- A buyer portal. From the accepted offer to closing, your buyer sees where the deal stands, the key dates and deadlines, and who is on their team. See our real estate client portal guide.
- Transaction management. A task roadmap for every listing and buyer deal, a daily list of what is due, and deadlines, showings and open houses pushed one way to the agent's own Google Calendar.
- Gable's social posting. Drafts listing posts for Facebook, Instagram and LinkedIn from your own listing photos.
What Gable does not do: lead capture, lead routing, calling, texting campaigns or an IDX website.
Where do Gable and Follow Up Boss overlap?
The overlap is deal tracking. Follow Up Boss lists deal tracking on its plans, so you can follow a deal through stages inside the CRM. Gable tracks each deal too, but from a different angle: the tasks and dates that need to happen between listing or accepted offer and closing, and what the client sees about them.
If you run both, a simple split works:
- Use Follow Up Boss to manage the lead and the relationship before and after the deal.
- Use Gable to run the deal itself and keep the client informed.
Does Gable connect to Follow Up Boss?
Not directly today. There is no built-in Follow Up Boss connection, so you add the listing or buyer deal in Gable when the client signs.
How does pricing compare?
Follow Up Boss (from its pricing page, monthly billing):
- Grow: $69 per user per month. Calling is an add-on at $39 per user per month.
- Pro: $499 per month, includes 10 users. Extra users are $49 a month each.
- Platform: $1,000 per month, includes 30 users. Extra users are $20 a month each.
Yearly billing is lower: $58 per user on Grow, $416 a month on Pro and $833 a month on Platform. The site mentions a 14-day free trial and no contracts.
Gable (US, USD per month). You pay for how many active transactions you carry at once.
| Plan | Price | Active transactions |
|---|---|---|
| Starter | Price: $99 | Active transactions: 5 |
| Growth | Price: $149 | Active transactions: 10 |
| Pro | Price: $179 | Active transactions: 20 |
| Unlimited | Price: $199 | Active transactions: No limit |
One person is included, and each extra person is $35 a month. Annual billing is priced at 11 months. There is a 14-day free trial with no card. See the Gable pricing page.
A worked example: a 3-person team, monthly billing. These are list prices from each site. The tools do different jobs, so this shows cost, not value.
- Follow Up Boss Grow: 3 users at $69 is $207 a month, before the calling add-on.
- Gable Starter (up to 5 active transactions): $99, plus 2 extra people at $35 each, is $169 a month.
- Gable Growth (up to 10 active transactions): $149, plus 2 extra people at $35 each, is $219 a month.
Which Gable plan fits depends on how many listings and buyer deals the team carries at once, not on how many leads it works.
Should I run both?
Many agents will. The test is simple. If your sellers ask "any news?" more than you would like, or your buyers keep asking what happens next, a CRM is not built to answer that for them. That is the gap Gable fills. If your problem is responding to leads quickly and not losing track of them, Follow Up Boss is built for that and Gable is not.
What should I check before adding a tool?
Adding software has a cost beyond the price. Before you add Gable, or any second tool, next to Follow Up Boss, check a few things:
- Count your open deals. Gable is priced by active transactions, meaning listings on the market or under contract and buyer deals between accepted offer and closing. That number picks your plan, not your lead count.
- List the questions clients ask you. If most are about showings, feedback, dates and what happens next, those are the questions a client portal answers.
- Decide where deal tasks live. Follow Up Boss tracks deals as well. Pick one place to run each deal's tasks and dates so your team does not do the work twice.
- Check who needs access. Gable includes one person and charges $35 a month for each extra person. Count the agents or assistants who will run deals in it.
Then try it on one live listing or one buyer deal from accepted offer to closing.
