Client privacy and removing access

Each client sees only their own deal, only after signing in with the email you added, and only for as long as you keep them on it. Here is who can see what, how long for, and how to end it.

Who can open what

  • The portal: only the people you added to that deal, signed in with that exact email. A seller on one of your listings never sees another client's deal.
  • The weekly report: your clients, from the link in their own report emails or once signed in. Each email carries a link of its own, for that person.
  • Nobody else. The report can show comparables and market figures, which are only shown to a signed-in client who has accepted the portal terms, so "anyone with the link" was removed on October 13, 2026.

How long a client keeps access

  • While the deal is open, the portal is fully open and the report links in their emails work.
  • After closing, the portal stays fully open for 90 days from the closing date, so they can find their dates, documents and contacts while they settle in.
  • After those 90 days it becomes read-only. Your client can still sign in and read their portal, documents and history, but nothing can be changed, and the report links in their emails stop opening.
  • A deal marked Closed with no closing date goes read-only at once. Add the closing date and the 90 days count from it.
  • A terminated or expired deal goes read-only at once.
  • An archived deal that closed keeps its 90 days from the closing date. An archived deal that never closed is read-only.
  • Put a deal back to a live status, or correct its closing date, and the portal opens again on its own.

See each client's access

  • On a listing, each row in the Clients card has a line under the email: Active, "Active, read-only from" and a date, "Read-only since" and a date, or Read-only. Anyone you removed is listed below with "Removed" and the date.
  • On a buyer deal, the Portal access row says the same, and reads "Removed" and the date once you remove the buyer.

Remove a seller

  1. 1On the listing, go to the Roadmap tab.
  2. 2In the Clients card, press the Remove client icon on their row.
  3. 3Confirm with Remove client.

This works on a phone too. To give a removed seller access again, add their email with Add client on a computer and invite them.

Remove a buyer

  1. 1Open the buyer's deal.
  2. 2Press Remove buyer on the Portal access row, or choose Remove buyer at the bottom of the Status menu.
  3. 3Confirm with Remove buyer.

To undo it, press Restore access on the same row.

Either way, their access ends at once: they are signed out, the portal closes for them and their report links stop working. Anyone else on the deal keeps access. The deal and everything on it stays with you.

What a client sees when access ends

  • A report link that no longer works opens a page titled This link has ended, with your contact details and a Sign in button. It never says why.
  • A read-only portal shows a quiet line at the top, such as "Your sale closed on" and the date, then "This page is now read-only."
  • A removed client who signs in no longer sees that deal.

Sharing the report

  1. 1On the listing's Reports tab, open Share report in The seller’s report card.
  2. 2The top line says who can open it: "Only your clients can open it, signed in".
  3. 3Copy report link copies the address. Your clients open it once signed in and past the portal terms; anyone else gets a sign-in page in your name.

What clients never see

Your costs and margin, internal tasks, unshared feedback and documents, other clients, and anything on your other deals.

Note: Shared a link by mistake, or a client has left on bad terms? Remove them, as above. Then tell us in Chat with Support so we can confirm nothing is still open.

If that doesn't work

  • Someone can still open a report after you removed them: they cannot, because removal signs them out and ends their links. Tell support with the address so we can check.
  • Remove buyer says "This deal has no buyer email, so nobody has access to remove.": nobody can sign in to that deal, so there is nothing to end.
  • Remove buyer says removing a buyer is being switched on: clear the buyer's email in Edit details to end their access for now.
  • Still stuck? Open Chat with Support, or email support@getgable.ca, with the deal address and the email involved.
