The buyer portal from accepted offer to closing
Your buyer's portal follows their purchase from the accepted offer to closing day. It shows the home, the conditions and their deadlines, what is booked, the key dates, the people on the deal and the documents you share.
What your buyer sees
From top to bottom:
- The home: its photo, address, price and the deal's status. With no address yet it reads "Property address pending".
- Your journey: the steps from accepted offer to closing, from the buyer roadmap.
- Your conditions: each condition with its deadline and a countdown, and how many are waived so far.
- Booked in: upcoming appointments, such as the inspection or the appraisal. Past ones drop off.
- Key dates: closing, adjustment, requisition and deposit due, each with a countdown.
- Your team: the lawyer, lender and other contacts you add to the deal.
- Shared documents: only the documents you choose to share.
- Your contact card, and on a phone a button to reach you.
Most parts with nothing in them do not show, so a new deal looks short until you fill it in.
Where each part comes from
- 1Conditions: the Conditions card on the deal page, with Add condition. Use Mark waived as each one clears.
- 2Dates: the Transaction details card. Press Edit for the closing date, deposit due, adjustment and requisition. On a phone, use Dates & appointments on the deal card.
- 3Contacts: the Contacts card on the deal page.
- 4Documents: press Upload in the Documents card, then press the eye icon on each file your buyer should see. Its label reads Share with seller, even on a buyer deal, and it shares the file with your buyer.
Deadlines and reminders
- You get a reminder in the app three days before each condition deadline and deposit due date, again the day before, and on the day. The same reminders reach you by email in your morning brief.
- A condition reminder reads, for example, "Financing condition due tomorrow:" and the deal. It stops once you press Mark waived.
- A deposit reminder reads "Deposit due" and asks you to confirm it has been received. Gable has no box for a received deposit, so these reminders run until the date passes or you clear Deposit due.
- Reminders run while the deal is Conditionally accepted or Pending.
- Conditions, deposits and closing also show on your dashboard and in your week ahead email.
- Emails to your buyer follow your client email settings, and stop while client emails are paused.
When it is firm, and after closing
- When every condition is cleared, press Mark pending on the deal. The status in your buyer's portal changes with it.
- Every other move is in the Status menu on the deal: Conditionally accepted, Pending, Closed, Terminated and Archive. After a change, the menu offers Undo back to where the deal was.
- After closing, the portal stays fully open for 90 days from the closing date so your buyer can find their dates, documents and contacts. Then it becomes read-only: they can still read it, but nothing can be changed.
- A terminated deal goes read-only at once.
- The Portal access row on the deal says where your buyer stands: Active, "Read-only since" and a date, or "Removed" and a date. To end their access early, press Remove buyer there. Restore access undoes it. See Client privacy and removing access.
How your buyer gets in
Press Invite to portal on the deal. Your buyer gets one email from you with a link that signs them straight in, and the button then reads Resend invite. It needs the buyer's email on the deal. See How do I invite a buyer to their portal?.
Note: Press Preview as client on the deal at any time to see the portal exactly as your buyer does.
If that doesn't work
- A card your buyer should see is missing: it has nothing in it yet. Add the conditions, dates or contacts on the deal.
- A grey picture instead of the home: see My buyer's page shows a grey house.
