Can I pick my own comparables?
Yes, once comparable listings are switched on for your account. You pick each one from its public REALTOR.ca listing page. Nothing is added on its own.
What you can pick
- Homes for sale now, with an asking price on the page.
- Never a sold home, and never a sold price. A page that shows the home as sold or conditional cannot be picked.
What your seller sees
- The homes you picked, in their portal under Your market, as Competing homes.
- Each home's asking price beside theirs, with a link to its public page.
Taking one off
On the listing, find the home in the Competing homes card, press the remove icon, then Remove.
Note: picking comparable listings is not switched on for every account yet. When it is off for yours, the listing has no Competing homes card and your seller sees no comparables. Nothing is wrong with your account.
If that doesn't work
- No Competing homes card on your listings: it is not switched on for your account yet. See Where do comparable listings come from?.
- A home you wanted is not offered: it is sold, conditional or shows no asking price, so it cannot be picked.
