Gable vs ListedKit: Transaction Management With or Without a Client Portal

AI contract intake on per-credit pricing compared with monthly plans that add seller reports and client portals.

By Gable · Updated · Competitor details checked · 7 minute read

ListedKit is AI transaction management that reads purchase agreements, builds the deal timeline and drafts update emails, priced per credit with no monthly fee. Gable runs each deal's tasks and deadlines too, and adds what the client sees: weekly seller reports, a seller portal and a buyer portal through closing, on monthly plans from $99. Choose ListedKit if contract intake is the main job, and Gable if you want the client-facing side and the transaction in one place.

Agents and transaction coordinators comparing contract-to-close tools often find that the products look alike from a distance. Both Gable and ListedKit track deadlines and keep a deal on schedule. The difference is who each one is built to serve: ListedKit is built around the person running the file, and Gable is built around the agent and the clients waiting on that file. For a wider look at this category, see our transaction management software guide.

What is the short answer?

  • ListedKit is the stronger fit if your bottleneck is getting contracts into a system and keeping every deadline on track, especially with a coordinator or a team sharing files. It is priced per deal.
  • Gable is the stronger fit if you also want your sellers and buyers to see progress without calling you, and want seller reports during the listing period. It is priced by month.
  • Neither is a CRM.

How does each handle contract intake and timelines?

ListedKit. Contract intake is the center of the product. Its assistant, Ava, "Reads your contracts" and handles "Any state's purchase agreement, even handwritten. Every date, party, and contingency extracted." It then "Builds the timeline," with "Milestones and deadlines tracked automatically and synced straight to your calendar." Ava also "Reads your inbox" to match incoming email to the right deal, "Knows what's next" across active deals, drafts update emails and templates for you to review, and organizes documents and notes so the file is "Ready for audit."

Gable. Each listing and buyer deal gets a roadmap of tasks, built from your own templates, with a daily list of everything due. Key dates such as deadlines and closing are counted down on the deal, with deadlines, showings and open houses pushed one way to the agent's own Google Calendar. You can upload documents to the deal and share them with your client when you want to.

The difference. ListedKit puts its effort into reading the contract and the inbox for you. Gable puts its effort into the task roadmap and into what the client sees.

What do clients see in each?

This is the biggest difference between the two.

Gable has three client-facing pieces:

  • Weekly seller reports. Each active listing gets a weekly report, the US default, built from listing views, showings and feedback, plus your note. In the US, views come from ListTrac, with public Zillow and Redfin counts filling in any site ListTrac does not cover. Showings and feedback come in automatically from BrokerBay and ShowingTime, and you can also add showings by hand.
  • A seller portal. One private link, no password, with the report, showings, the feedback you choose to share and the latest updates.
  • A buyer portal. From the accepted offer to closing, the buyer sees where the deal stands, the key dates and deadlines, and who is on their team.

Our real estate client portal guide and seller report software comparison go into more detail.

ListedKit. Its site does not mention a client portal, a client-facing view or seller reports. Its team sharing is for internal users: "Invite your agents and coordinators, share pipelines, and keep every file visible to the people who need it." Client communication happens through the update emails Ava drafts for you to review and send.

How do the pricing models compare?

The two tools charge in different ways, so it helps to look at both side by side.

ListedKit (from its pricing page): credits. A credit covers one contract setup or one transaction stage. A buyer deal, under contract to close, uses 1 credit. A listing-to-close deal uses 2 credits.

1Price per credit: $14.99
5Price per credit: $14.00
10Price per credit: $13.00
25Price per credit: $12.00
50Price per credit: $11.00

The site says there is no subscription, no contract and no monthly fee, credits never expire, and the first intake is free with no card.

Gable (US, USD per month): plans by active transactions.

StarterPrice: $99Active transactions: 5
GrowthPrice: $149Active transactions: 10
ProPrice: $179Active transactions: 20
UnlimitedPrice: $199Active transactions: No limit

An active transaction is a listing on the market or under contract, or a buyer deal between accepted offer and closing. One person is included, and each extra person is $35 a month. Annual billing is priced at 11 months. There is a 14-day free trial with no card. See the Gable pricing page.

Which is cheaper for 5 deals a month?

It depends on the mix of deals and how long they stay open. Here is the arithmetic from each site's list prices, without opinion.

ListedKit, 5 deals started in a month:

  • 5 buyer deals = 5 credits. Bought as a 5-pack at $14.00 each, that is $70.
  • 5 listing-to-close deals = 10 credits. Bought as a 10-pack at $13.00 each, that is $130.
  • A mix of 3 listings and 2 buyer deals = 8 credits. Bought one at a time at $14.99, that is $119.92, or less if credits come from a larger pack.

Gable, up to 5 deals open at the same time:

  • Starter is $99 a month for up to 5 active transactions, whatever the mix of listings and buyer deals.
  • A deal that stays open across more than one month counts in each month it is active. If you carry more than 5 at once, Growth is $149 for up to 10.

ListedKit charges once per deal stage. Gable charges each month for the number of deals open at once. Agents with few, quick deals and no need for a client portal may pay less with credits. Agents with many deals open at the same time, or who want seller reports and client portals, may find a flat monthly plan simpler.

How do teams and seats work?

ListedKit. Teams invite unlimited members to one account with a shared credit pool. The site says there are no per-seat fees. Its site addresses real estate teams, transaction coordinators, brokers, attorneys and agents.

Gable. One person is included in every plan, and each extra person is $35 a month. Plans are counted per team, by active transactions.

What about e-signature?

ListedKit offers Ava Sign as an add-on at $29.99 per user per month. The site says it is free for 30 days with no card, one license covers unlimited signature requests, and recipients sign for free.
