In short
- Between the accepted offer and closing a buyer needs four things: their conditions, the key dates, the people involved and the documents.
- Set up the portal the day the offer is accepted, before the first condition deadline.
- Each condition shows its deadline and a countdown, and is marked waived when it clears.
- Key dates are the closing, the deposit due date, the adjustment date and the requisition date.
- In Gable the buyer’s portal is private, carries your name and branding, and opens with no password.
Why buyers need their own page after the offer
Once an offer is accepted, a buyer’s questions change from "which house" to "what now". When is the inspection? When does financing have to be done? Who is the lawyer? Where is the deposit going? Without one place to look, every answer is a call or a text to you.
A buyer portal puts the answers on one page that follows the deal, so your buyer can check a date at night without waiting for you.
What a buyer portal should show
| Part | What the buyer sees |
|---|---|
| The home | What the buyer sees: Photo, address, price and where the deal stands |
| Your journey | What the buyer sees: The steps from accepted offer to closing |
| Your conditions | What the buyer sees: Each condition with its deadline, a countdown, and how many are waived |
| Booked in | What the buyer sees: Upcoming appointments, such as the inspection or the appraisal |
| Key dates | What the buyer sees: Closing, adjustment, requisition and deposit due, each with a countdown |
| Your team | What the buyer sees: The lawyer, lender and other contacts on the deal |
| Shared documents | What the buyer sees: Only the files you choose to share |
A part with nothing in it does not show, so a new deal’s page is short until you fill it in, never a page of empty boxes.
Set up a buyer portal in five steps
Step 1: Add the buyer deal at the accepted offer
Start the deal the day the offer is accepted, as Conditionally accepted or Pending. The search before the offer is not a deal in Gable, and a buyer deal counts toward your plan from the accepted offer.
Step 2: Add the conditions and their deadlines
In the Conditions card, press Add condition for each one: financing, inspection, a condominium document review and any others in the agreement. Each gets its deadline and a countdown.
Step 3: Fill in the key dates and the team
In Transaction details, press Edit for the closing date, deposit due, adjustment and requisition dates. Add the lawyer, lender and others in Contacts, and share the documents your buyer should keep.
Step 4: Preview it, then invite your buyer
Press Preview as client to see the page exactly as your buyer will. Then press Invite to portal. Your buyer gets one email from you with a link that signs them straight in, with no password.
Step 5: Keep it current to closing
Press Mark waived as each condition clears, then Mark pending once the deal is firm; the buyer’s page changes with it. You get a reminder three days before each condition deadline and deposit due date, the day before, and on the day.
After closing
Buyers come back for their documents and contacts after they move in. In Gable the portal stays fully open for 90 days after the closing date, then becomes read only: your buyer can still read it, and nothing can be changed.
In Gable
Every buyer deal and every listing in Gable gets the same private client portal, under your name and your branding, with no app and no password. Your notes, tasks you keep for yourself and your deal margin never appear in it.
