How to send sellers showing feedback

Collect feedback after every showing, choose what your seller sees, and share it the same week.

Updated · 5 minute read

In short

  • Ask the buyer’s agent for feedback within 24 hours of the showing, while the visit is fresh.
  • Read every comment before your seller does, and share the useful ones word for word.
  • Record when you asked, so a showing with no feedback reads as followed up rather than forgotten.
  • Share feedback in one place your seller can open any time, and sum it up in the weekly report.
  • In Gable, feedback stays hidden from the seller until you press Show to seller on that showing.

Why feedback is the update sellers ask for most

After a showing, a seller wants to know one thing: what did they think? A booking tells them someone came through. Feedback tells them why the home did or did not land, and it is the evidence behind every conversation about price, staging and timing that follows.

The hard part is not writing it up. It is collecting it from busy buyer agents, keeping it with the right showing, and deciding what is worth passing on.

Send showing feedback in six steps

  1. Step 1: Put every showing on the listing

Each showing needs a date, a time and the buyer’s agent and brokerage, so feedback has somewhere to go. In Gable, bookings arrive from your showing booking confirmation emails once your Gable showings address is a contact on the listing. A showing booked another way takes a few taps: Add showing, then Date, Time, Buyer agent and Brokerage, and Save.

  2. Step 2: Ask for feedback within a day

Send the buyer’s agent a short request the same day or the next morning. Ask two or three specific questions rather than "any feedback?". The message below is ready to copy.

  3. Step 3: Record that you asked

If the reply has not come, note that you chased it. In Gable, Mark feedback requested in the showing’s menu shows your seller that you asked, which reads as effort rather than silence.

  4. Step 4: Type the feedback onto the showing

When the reply comes, put it on the showing it belongs to, in the agent’s own words. In Gable, press Feedback on the past showing, type or paste it, and press Save. It is saved as hidden from the seller.

  5. Step 5: Choose what your seller sees

Read it before your seller does. Share what helps them decide, and keep back anything that identifies the buyer or is simply unkind. In Gable, choose Show to seller in the showing’s menu, and Hide from seller takes it back at once.

  6. Step 6: Sum it up each week

Individual comments matter less than the pattern. Once a week, tell your seller what buyers keep mentioning. Gable counts the themes in the feedback you shared and puts them, with the showings, in the seller’s portal and their weekly report.

A feedback request message to copy

Short, specific and easy to answer from a phone. Send it by text or email, whichever the agent used to book.

Feedback request

Hi [agent first name], thanks for showing [address] to your buyers [yesterday / today].

Could you share a quick line on how it went?

1. What did your buyers like most?

2. Was anything a concern: price, layout, condition, location?

3. Are they likely to take a second look or write an offer?

A sentence or two is plenty. My sellers appreciate it.

[your name], [brokerage]

What to share with your seller, and what to keep back

  • Share: comments on the home itself, its condition, layout, light, staging and price, in the agent’s words.
  • Share: whether the buyers plan a second showing or an offer, once the agent says so.
  • Keep back: the buyers’ names, their finances, and anything that would identify them.
  • Keep back: remarks that are only unkind. Pass on the substance in your own words instead.
  • When an agent declines to give feedback, say so plainly. In Gable, Agent declined to give feedback marks it, so it stops counting as awaiting a reply.

Where your seller reads it in Gable

In Gable

Your seller opens one private link to their portal, on a phone or a computer, with no app and no password. A Showings tab appears with the first showing. It lists each visit, the feedback you chose to share, and the themes buyers keep mentioning as counts. The same showings and themes appear in the weekly report, under your name and your branding. Feedback you have not shared never reaches the seller.
