Conditions, deposits and closing dates in depth

Here is every place a deal's conditions and dates live, and who Gable reminds about each one.

Outlook and Microsoft 365 calendars are not available on your account. Your dates land in Google Calendar.

Add a condition

  1. 1Open the deal. On a listing, open the The deal tab; it appears once the listing is Conditionally sold, Pending or Closed. On a buyer deal the cards are always there.
  2. 2In Conditions, press Add condition.
  3. 3Choose the Type: Financing, Inspection, Status certificate, Lawyer review, Sale of buyer property, Insurance or Other.
  4. 4Add a Label if the type is not enough, for example "Survey review", and any Notes.
  5. 5Set the Deadline, which is required, and press Save.

Waive, edit or delete a condition

  • Open the condition's row menu and choose Mark waived, Edit or Delete.
  • The card shows how many conditions are waived out of the total, and each open one counts down to its deadline. Past ones show Past due.
  • On a listing, Mark waived emails your seller that the condition is waived. If that email could not go, a message starting "Client not emailed:" says why, and the waiver still stands.

Deposits, closing and the other dates

  1. 1In Transaction details, press Edit. The dialog is Edit transaction details.
  2. 2Fill in any of: Sale price, Commission %, Closing date, Deposit, Deposit due, Additional deposit, Additional deposit due, Irrevocable, Adjustment and Requisition.
  3. 3Press Save.

On a deal that is still open, the closing date has to be today or later. A date that has passed is refused with "That closing date has already passed." If the deal has closed, change its status to Closed first. A closed, terminated or archived deal takes any date. On a buyer deal, Edit details also has Purchase price, Closing date and Status.

On a phone

  1. 1Open Transactions, open the deal card's menu (Listing options or Buyer options) and choose Dates & appointments.
  2. 2Set Irrevocable, Conditions, Deposit, Additional deposit, Adjustment and Closing. Each date saves on its own. There is nothing to submit.
  3. 3Or tell Ask Gable something like "closing on Oak Drive moved to the 30th". It shows the change and saves it when you press Confirm.

Who gets reminded

  • You, for conditions and deposits: an in-app notification three days before each condition deadline, deposit due date and additional deposit due date, again the day before, and on the day. The same reminders reach you by email in your morning brief. They show as Condition deadline and Deposit due, on listings and buyer deals alike, while the deal is under contract.
  • A condition reminder stops once you press Mark waived. Gable has no box for a received deposit, so a deposit reminder asks you to confirm it has been received and runs until the date passes or you clear the date.
  • You, before closing: a notice two weeks, one week and one day before, in Notifications and your morning brief email. This covers listings and buyer deals.
  • Your sellers, by email: open condition deadlines seven, three and one day before, and closing five, three and one day before, plus a note on closing day. Every seller on the listing gets them.
  • Your buyers: Gable does not send buyers deadline reminder emails today. They see their conditions and key dates on their own page.
  • Every client email follows the client email pause. While client emails are paused, your clients get none of these.

Note: closing dates and condition deadlines also go to your connected calendar: Google, or Outlook where your Calendars page offers it. Deposit dates stay in Gable. See How do I connect Google Calendar?.

What your client sees

  • Sellers see Conditions and Key dates on their page once the home is under contract.
  • Buyers see Your conditions and Key dates on theirs.
  • Use Preview as client on the deal page to see exactly what they see.

If that doesn't work

  • No cards on a listing: its status is still Active or Pre-listing. Change the status first.
  • You see "That closing date has already passed.": fix the year, or set the deal to Closed if it has closed.
  • A countdown looks a day off: see The closing countdown is off by a day.
  • Your seller did not get a reminder: check client emails are not paused and the seller's email is on the listing. See My seller is not getting emails.
